Family Living in the Heart of Marda Loop

Altadore overview

Altadore is an established southwest inner-city community that, together with South Calgary, forms the residential core around the Marda Loop shopping district. It sits west of the Elbow River, south of the escarpment along the river valley, and has become one of Calgary’s most sought-after neighbourhoods for infill housing. Original streets laid out on a walkable grid have been steadily redeveloped over the past two decades, giving Altadore a settled feel combined with a strong flow of new custom homes.

What defines Altadore

Altadore is defined by its pairing of upscale infill housing with immediate access to river parks and the Marda Loop commercial district. The community has drawn intense redevelopment interest, and its streets now hold a large concentration of new two-storey detached and semi-detached homes. That renewal, combined with proximity to River Park, Sandy Beach, and the shops and restaurants a short walk away, has made Altadore a leading choice for families who want an inner-city location with genuine green space.

Homes and housing range

The housing runs from remaining post-war bungalows to a large and growing stock of newer infills, including luxury custom detached homes and well-built semi-detached duplexes. Because the community has been a redevelopment focus for years, many blocks are now dominated by newer construction, and Altadore trades toward the higher end of the inner-city market. Some low-rise condominiums and townhomes appear closer to the commercial edges, offering more accessible entry points into the neighbourhood.

Amenities and walkability

The Marda Loop district, centred on 33 and 34 Avenues SW, gives Altadore residents a walkable run of restaurants, cafes, boutiques, groceries, and services. The area is a designated Business Improvement Area and one of Calgary’s better-known outdoor shopping streets. Everyday needs sit close at hand, and the district has continued to add mixed-use development. Walkability is strong toward Marda Loop, while the residential streets remain quiet and family-oriented.

Parks and the river

Access to the Elbow River is central to Altadore’s appeal. River Park, a large off-leash green space along the escarpment, flows into Sandy Beach, a popular riverside park with pathways, picnic areas, and river access below. These connected parks give residents extensive natural space and pathway links along the Elbow. Neighbourhood parks and school grounds add further green space within the community, and the river valley setting is a major reason buyers choose the area.

Transit and connectivity

Altadore connects to downtown and the rest of the southwest by way of Crowchild Trail and 14 Street SW, both close to the community’s edges, along with Elbow Drive to the east. Bus service runs along the main corridors and through Marda Loop. While the community is not on a CTrain line, its position a short drive from the core and its walkable district make daily life manageable without long commutes for many residents.

Who it suits and the local market

Altadore appeals strongly to families and move-up buyers who want a new or newer home, walkable amenities, and river parks in an established inner-city setting. It is one of the more expensive inner-city communities, driven by high demand for infill homes and limited land. The market has been active and resilient, with new construction commanding a premium and well-located lots continuing to attract builders and end buyers alike.

Buying or selling in Altadore

Altadore’s market moves on the quality of new construction, proximity to River Park and Marda Loop, and the pace of redevelopment on a given street. Tessa Blair and the Blair Plus team at Sotheby’s International Realty specialize in these southwest inner-city communities and understand how Altadore’s infills and character homes are valued and marketed.
