Bonavista Downs is a small, established residential community in Calgary’s southeast, originally named Lake Bonavista Downs. It was established in 1973 and fully built out by 1982. The community is bounded by Anderson Road to the north and Bow Bottom Trail to the east, with a natural hill and ridge forming its western and southern edges. Its neighbours include Lake Bonavista to the west, Maple Ridge to the north and the Queensland and Diamond Cove area to the east. Despite the name, Bonavista Downs is a separate community from Lake Bonavista and does not carry lake access, a distinction worth understanding before buying.
Bonavista Downs sits on higher ground above the Bow River valley, and its southern and western edges follow a natural hillside rather than a road, which gives the community a green, sheltered feel. Fish Creek Provincial Park, one of the largest urban parks in North America, lies a short distance to the south and east, reachable by way of Bow Bottom Trail. Residents use the park’s roughly 80 kilometres of pathway, Sikome Lake, the Bow River routes and the Bow Valley Ranche, and the community’s own natural buffer adds day-to-day green space close to home.
Bonavista Downs is a single-family community built largely in the 1970s, and it is known for its solid bungalows along with bi-levels and split-level homes on established, tree-lined lots. The housing is consistent in era and scale, which gives the streets a settled, uniform character. Many homes have been updated or renovated over the decades, and the larger lots appeal to buyers who want a detached home with real yard space. This is a practical, mid-market southeast option rather than an estate enclave, which keeps it accessible.
The community is small enough to feel personal, and the Bonavista Downs Community Association runs its own hall and programming for residents. Shopping and services are close by along Bow Bottom Trail and Anderson Road, with the wider Lake Bonavista and Willow Park retail areas a short drive away for groceries, dining and daily needs. The natural hillside, nearby park and quiet streets shape everyday life, and the community’s compact size means neighbours tend to know one another.
Bonavista Downs draws families and long-term owners alike. Public and Catholic schools serving the surrounding southeast communities are within reach, and the quiet, low-traffic streets make the neighbourhood comfortable for children. The mature lots, established trees and proximity to Fish Creek Park give families outdoor space both at home and nearby, and the small community size supports a close, familiar feel that appeals to buyers looking for stability.
Anderson Road and Bow Bottom Trail put Bonavista Downs within quick reach of Deerfoot Trail and Macleod Trail, connecting drivers to downtown, the south business parks and the wider city. The Anderson CTrain station on the Red Line is a short drive west along Anderson Road, adding a transit option for commuters. The community’s position on higher ground, set back from the busiest corridors, keeps its interior quiet while leaving major routes close at hand.
As a small, fully built community, Bonavista Downs sees limited listings and steady owner tenure. Buyers are drawn by the mature lots, the bungalow stock and the quiet setting, and well-renovated homes with developed basements attract the most interest. Value rests on lot size, condition and location within the community rather than on new construction. Because turnover is modest, pricing should always be checked against the most recent comparable sales in the immediate area.
Bonavista Downs is often confused with Lake Bonavista, and knowing how the two markets differ is part of pricing and marketing a home here correctly. Tessa Blair and the Blair Plus team at Sotheby’s International Realty know the southeast Fish Creek communities in detail and can guide sellers on the updates that matter and buyers on where the real value sits.
