Evergreen is a large, newer community in Calgary’s deep southwest. Its estate section was established in 1986, with the main community developed from 1999 onward and built out through the 2000s. It sits south of Fish Creek Provincial Park, with the Stoney Trail ring road forming its western edge and Fish Creek Boulevard dividing its two internal sections. Neighbours include Shawnee Slopes, Millrise and Shawnessy to the east and Bridlewood to the north. Evergreen is one of the more family-oriented southwest communities, with a large population, newer housing stock and direct access to the park.
Evergreen’s northern edge runs directly along Fish Creek Provincial Park, one of the largest urban parks in North America. Residents on the north side have immediate access to the park’s western sections and its roughly 80 kilometres of pathway, with wooded creek valleys, escarpment views and long walking and cycling routes just steps away. The park frontage is one of Evergreen’s signature features and a major draw for buyers, giving a large modern community the kind of direct nature access that is usually reserved for older, established neighbourhoods.
Evergreen is primarily single-family detached homes, most built between the late 1990s and the 2000s, giving it a newer, more uniform housing stock than the older Fish Creek communities. Public options include Evergreen Elementary, which opened in 2009, Marshall Springs Middle School, which opened in 2017, and Dr. Freda Miller School, which opened in 2020, with Our Lady of the Evergreens serving Catholic families. Having several newer schools within the community is a significant advantage for families planning a long-term stay. The quiet streets, park access and range of housing make Evergreen a practical place to raise children in the southwest.
Evergreen’s western edge on Stoney Trail gives residents fast access to the ring road, which connects quickly to the rest of the city and beyond. Macleod Trail and James McKevitt Road handle north-south traffic, and the Fish Creek-Lacombe and Shawnessy CTrain stations on the Red Line are a short drive east for transit commuters. As a deeper-southwest community, Evergreen leans drive-first, but the Stoney Trail access is a genuine advantage for households commuting across the city or heading out to the mountains.
Evergreen’s size and newer stock give it an active, broad market. Detached family homes are the core, with park-backing and estate properties at the top of the range and townhomes and condos providing entry points. The newer construction and strong school options support steady family demand, and the manufactured-home section offers the area’s most affordable ownership. Value is driven by housing type, park proximity and condition. Current comparable sales within each segment are the best guide to pricing given the community’s variety.
