Character and Convenience in Kensington

Overview

Hillhurst is an established inner-city community on the northwest side of the Bow River, next to Sunnyside and directly across from downtown. Together the two communities make up the Kensington district, and Hillhurst carries much of the area’s commercial core along Kensington Road and Tenth Street NW. The community stretches from the river north toward the escarpment and SAIT, combining a strong main street with quiet residential streets.

Kensington and the Main Street

Hillhurst holds a large share of the Kensington shopping and dining district, with restaurants, cafes, pubs, boutiques and services concentrated along Kensington Road and Tenth Street. This gives residents a real walkable centre rather than a single strip mall, and the district draws people from across Calgary. The main street is the community’s defining feature and a key reason homes here hold their appeal. The district hosts seasonal events and markets through the year, which keeps activity on Kensington Road steady and reinforces the community feel that draws buyers to Hillhurst.

The River and Parks

The Bow River forms the southern boundary, with the regional pathway and pedestrian bridges linking Hillhurst to Prince’s Island Park and the downtown core. Riley Park, one of the city’s older and better-loved parks, sits within the community and includes green space, a wading pool and cricket pitches. Between the river and the parks, Hillhurst offers a good balance of urban amenities and outdoor space.

Homes and Housing Range

Hillhurst has a deep stock of character homes on tree-lined streets, many dating to the early twentieth century, alongside extensive infill development and a range of condos and townhomes. Buyers can find restored heritage houses, modern detached infills, duplexes and apartment units within the same community. This variety supports prices across a broad band and lets the area hold professionals, families and downsizers together.

Amenities and Walkability

Walkability is one of Hillhurst’s strongest points. The Kensington district provides daily shopping, dining and services within a few blocks of most homes, and the flat streets near the river make walking and cycling easy. Riley Park, the community association facilities and the river pathways add recreation close to home. Many residents can manage errands, meals out and commutes on foot or by bike.

Transit and Connectivity

Hillhurst is close to the Sunnyside CTrain station and connected to downtown by pedestrian bridges over the Bow, so commuting to the core can be done without a car. Fourteenth Street, Tenth Street and Memorial Drive give quick vehicle access across the northwest and toward the University of Calgary and SAIT. The community’s central position keeps most of the city within a short drive or ride.

Who It Suits

Hillhurst suits buyers who want a walkable, riverfront community with a genuine main street and easy downtown access. It appeals to professionals and couples looking at condos and infills, and to families and long-term owners drawn to the character homes near Riley Park. Its mix of housing and its central location make it one of the more versatile inner-city choices in Calgary. Buyers who want to stay close to downtown while keeping green space and a main street nearby tend to shortlist the community early.

Buying or Selling in Hillhurst

With its heritage homes, infills and condos all in demand, Hillhurst rewards a careful read of each property and its position within the Kensington district. Tessa Blair and the Blair Plus team at Sotheby’s International Realty work this community closely and understand what drives value on both sides of the main street.
