Calgary's Largest Lake Community

Calgary’s largest lake community

Mahogany is the largest lake community in Calgary, and for many buyers it is the standard against which every other lake community in the city is measured. Approved in 2007 and developed by Hopewell Residential in the deep southeast, it has grown from empty ranch land into an established community of roughly forty five hundred homes and counting, built around a 63 acre freshwater lake and a wetland of nearly 74 acres. The scale is part of the appeal, there is simply more here, more shoreline, more beach, more amenities, than anywhere else in the city.

The lake and the beach club

The centre of life in Mahogany is the lake itself. Residents get two private beaches, the largest of them a wide sand beach with a swimming area, along with the Mahogany Beach Club, a central hub with a hall, meeting spaces, and year round programming. Through the seasons the lake offers swimming, paddling, non motorized boating, fishing, and skating and hockey once it freezes, while the surrounding wetland adds boardwalks and pathways that make the natural setting part of everyday life. For families, it means a genuine outdoor lifestyle a short walk from the front door.

Homes for every stage of life

Mahogany was planned to hold a full range of buyers, and the housing reflects that. You will find apartment condos and townhomes at the entry level, then street towns, duplexes, and laned and front garage single family homes through the core of the community, and finally larger estate and lakefront homes on the water. That range means Mahogany works for first time buyers, growing families, and downsizers who want to stay near the lake, which keeps demand steady across price points rather than concentrated at one end of the market.

Westman Village and everyday amenities

Anchoring the lake is Westman Village, a walkable urban village built by Jayman that brings restaurants, cafes, a market, and wellness and recreation amenities together in one place. Combined with the retail and services growing along 52 Street, it means residents can handle much of daily life without leaving the community. For a suburb built around a lake, Mahogany is unusually self contained.

Schools and family life

Mahogany is built for families, with public and separate schools in and around the community and more planned as it matures, alongside playgrounds, sports courts, and a busy calendar of community events run through the residents association. It is the kind of place where neighbours know each other and the beach is the summer gathering point.

Location and connectivity

Mahogany sits directly beside Seton, home to the South Health Campus, a large shopping district, the YMCA, and a cinema, so major amenities are minutes away. Stoney Trail and Deerfoot are close for crossing the city, and the future southeast Green Line, planned to run along 52 Street, is set to add rapid transit access over time. For a community on the edge of the city, it is remarkably well connected.

The Mahogany market

Because the community spans everything from condos to lakefront estates, Mahogany trades across a wide range, and value turns on the details, whether a home has lake access through the residents association or true lake frontage, how close it sits to a beach, and how the newer phases compare with the established core. Understanding those distinctions is what separates a fair price from a great one.

Buying or selling in Mahogany

Tessa Blair and the Blair Plus team know Calgary’s southeast lake communities from the inside, from how lakefront homes are valued to how the newer phases are selling, and bring that knowledge to every listing and every offer. If you are thinking about a move in Mahogany, we can help you find the right home or tell you exactly what yours is worth in today’s market.
