The land that would become Parkland was annexed to the City of Calgary in 1961, with the community developing fully by 1974. The name was not chosen by accident. A 20-metre wide strip connecting the neighbourhood with Fish Creek Park gives residents direct access to its trails and natural spaces, a design decision that has defined Parkland real estate and its character ever since.

Where Lake Bonavista was built around water, Parkland was built around wilderness. The philosophy is similar, that where you live should enrich how you live, but the expression is different. Parkland’s version of the good life is quieter. Fewer events, fewer strangers, fewer reasons for anyone who does not live there to drive in. The community has only two main entrances, which means the streets stay quiet and traffic stays local. That is the whole point.

Over fifty years later, the trees that lined those streets in 1974 are now enormous. The homes that were built modest have been renovated into something significant. And Fish Creek Provincial Park, at the edge of the neighbourhood, has only grown in reputation as one of the great green spaces in any Canadian city.

Fish Creek Provincial Park spans over 19 square kilometres of natural beauty, including walking and biking trails, fishing ponds, and abundant wildlife. For Parkland real estate owners, it is not a destination, it is an extension of the backyard.

The park offers something for every season. Summer means hiking, cycling, fishing, and picnicking by the river. Sikome Lake opens each summer as a swimming beach. Autumn brings some of the most spectacular foliage in Calgary, the ancient cottonwood trees along Fish Creek turn gold in a way that stops people mid-stride. Winter means snowshoeing, cross-country skiing, and quiet walks along the frozen creek. Fire pits are available year-round for those who want to slow down completely.

Parkland residents are connected to the park as well as to it. The community is closely involved with the Friends of Fish Creek Park, who work to preserve the park and its wildlife. This is a neighbourhood that understands what it has and actively works to protect it.

 

Private community amenities that make everyday life genuinely better.

Beyond Fish Creek, Parkland homes for sale come with access to something most Calgary communities do not have: Park 96, a 22-acre private park exclusively for Parkland residents, equipped with tennis courts, a disc golf course, skating rinks, playgrounds, and a splash park.

The skating rink is managed and maintained by the community association, complete with boards, lighting, and a Zamboni. The community centre has a full gym, meeting rooms, a kitchen, and a playschool. Community programs include Brownies, karate, tai chi, and dance. Annual events include a Halloween party, Winter Festival, Canada Day parade, and the neighbourhood’s beloved annual parade of garage sales, an institution that speaks to how long families have been here and how comfortable they have become with one another.

Park 96 is the kind of amenity that buyers do not fully appreciate until they are living next to it, and then cannot imagine leaving behind.

 

Spacious, established, and built to last.

Parkland real estate is known for spacious detached single-family homes, most built in the 1970s with generous lot sizes, mature landscaping, and finished basements. Many homes have been renovated or updated over time, offering a blend of character and modern comfort that newer communities at similar price points simply cannot match.

The dominant housing type in Parkland is detached single-family. Most homes have four or five bedrooms, three to four bathrooms, large yards, and decades of established landscaping. Semi-detached and townhome options exist, and a small number of condominiums, but Parkland is fundamentally a neighbourhood of houses. That is one of the reasons lot sizes and privacy are so strong.

Few entry-level options exist in Parkland real estate, as detached homes dominate, which keeps the streetscape consistent and the community character intact. Buyers who come to Parkland are making a deliberate choice, and the market reflects that clarity of purpose.

 

Strong schools within the community. More just beyond it.

Parkland is served by two schools within the community: Prince of Wales School and St. Philip Elementary School. Prince of Wales offers a strong general academic program within walking distance for most Parkland families. St. Philip is well regarded for its fine arts focus, a genuine differentiator for families with children who have creative interests.

Beyond the community, students have easy access to Fairview Junior High School and Lord Beaverbrook High School. Sam Livingston Elementary serves families in the broader SE Calgary area as well. The overall schooling picture for Parkland real estate buyers is strong, with walkable elementary options and reliable secondary access a short drive away.

 

Quiet streets. Easy access when you need it.

The commute from Parkland to downtown Calgary takes approximately 17 minutes by car, with access via Macleod Trail or Deerfoot Trail straightforward from Canyon Meadows Drive. The community’s two-entrance design keeps internal streets quiet and low-traffic, giving Parkland that rare combination of seclusion and connectivity.

Nearby Deer Valley Shopping Centre handles everyday errands. Southcentre Mall, Deerfoot Meadows, and the broader Macleod Trail commercial corridor are all within a short drive for larger shopping needs. South Health Campus provides strong healthcare access without a long drive, an important consideration for the significant portion of Parkland residents who are long-term homeowners.

 

The kind of community that keeps people for decades.

Parkland has a median household income of $125,000 before tax, with 86% of households owner-occupied. Around 30% of residents are aged 65 and over, making it one of SE Calgary’s most established and settled communities. The high ownership rate and older demographic profile are not incidental. They reflect a community that people moved into, loved, and chose not to leave.

Crime rates in Parkland real estate areas are 29% below the Calgary average, another reflection of a community with genuine roots and long-term residents invested in maintaining what they have.
