Historic Character Near the Core

A historic inner-city garden suburb

Scarboro is one of Calgary’s oldest and most distinctive inner-city communities, set just west of downtown between 17th Avenue and Bow Trail. It was laid out in the early 1900s as one of the city’s first garden suburbs, designed from the start to be a calm, low-traffic residential neighbourhood rather than a grid of standard lots. That intention still shapes the community today. With only a few hundred homes, Scarboro has kept a village-like feel remarkably close to the core, and it is regularly cited among Calgary’s best places to live.

Curved streets and mature landscape

What makes Scarboro instantly recognizable is its plan. The neighbourhood’s curved, winding streets were shaped by the Olmsted landscape architecture tradition, the same lineage responsible for many celebrated North American parks and suburbs. Streets follow the contours of the land rather than a rigid grid, framed by mature trees, boulevards, and several small parks. The layout slows traffic naturally and gives the community a green, unhurried atmosphere that newer developments cannot easily copy.

Heritage homes and character

Scarboro’s housing stock is a large part of its appeal. Many homes date from the 1910s and 1920s, showing period brick detailing, original woodwork, and the craftsmanship of the era. These heritage houses sit on generous, established lots, and some have passed between generations of the same family. Newer infill and a small amount of condominium development have been added over the years, but the neighbourhood’s historic character remains the defining feature, protected in part by the community’s strong interest in heritage.

Life next to 17th Avenue

One of Scarboro’s advantages is its proximity to 17th Avenue, one of Calgary’s best-known streets for shopping, dining, and nightlife. Residents can walk to restaurants, cafes, and shops within minutes, then return to quiet, tree-lined streets. The neighbouring Sunalta community and the broader Beltline are also close, giving Scarboro residents access to a wide range of urban amenities without living in the middle of them.

Parks, schools, and community life

Scarboro is a genuinely community-minded neighbourhood. Its several parks, active community association, and long-standing programs such as book clubs, preschool, and recreation give residents plenty of reasons to know one another. Families are served by inner-city schools in the surrounding area, and the mix of long-time residents and newer buyers keeps the community both stable and welcoming. The small scale means people tend to stay.

Location and getting downtown

Few neighbourhoods are as well placed for downtown access as Scarboro. The core is minutes away, and the Sunalta LRT station on the west line puts the rest of the city within easy reach without a car. Bow Trail and 17th Avenue provide quick east-west routes, and the river pathways are close by. For buyers who want a short commute and a walkable lifestyle, the location is excellent.

Market dynamics in Scarboro

Scarboro is a tightly held market. With only around three hundred homes and many owners who stay for decades, listings are limited and well-preserved heritage properties draw strong interest. Pricing depends heavily on the home’s condition, its lot, and how sensitively any updates have been done, which makes local expertise important on both sides of a sale.

Buying or selling in Scarboro

Scarboro is a specialized market where heritage character and scarcity drive value. Selling here means presenting a home’s history and craftsmanship to the right buyers, and buying means understanding what makes each property distinct. Tessa Blair and the Blair Plus team, with Sotheby’s International Realty, understand Calgary’s historic inner-city communities and can guide you through a Scarboro purchase or sale with the knowledge this rare neighbourhood calls for.
