Shawnee Slopes is a southwest Calgary community established in 1986, bounded by Fish Creek Provincial Park to the north, Macleod Trail to the east, James McKevitt Road to the south and Evergreen Street SW to the west. It began as a single-family neighbourhood built around a golf course, and it has changed significantly in the past decade as that golf course was redeveloped into new housing. The result is a community that blends established 1980s and 1990s homes with a newer, transit-oriented core, all sitting right against the park’s southern edge.
Shawnee Slopes’ northern boundary runs directly along Fish Creek Provincial Park, one of the largest urban parks in North America. Residents have immediate access to the park’s central and western sections and its roughly 80 kilometres of pathway, with wooded creek valleys, picnic areas and long walking and cycling routes just steps away. The park frontage is a defining feature of the community, giving both the older homes and the newer development direct access to green space, and it is a major reason buyers choose to live here rather than in an inland southwest neighbourhood.
Shawnee Slopes offers two distinct housing eras. The original community is made up of single-family detached homes from the late 1980s and 1990s, many on quiet, low-traffic streets. The former Shawnee Slopes Golf Course, which closed in 2011, was approved for redevelopment in 2013 and has since been built out as a large residential project adding roughly 1,400 homes, mostly condominiums, townhomes and apartments oriented around the nearby CTrain. Shawnee Slopes families draw on the schools serving the surrounding southwest communities, including options in neighbouring Evergreen and along the Fish Creek corridor, with both public and Catholic choices in the area. The mix of established single-family streets and newer multi-family housing means the community serves families, young professionals and downsizers alike. Immediate park access supports an active outdoor lifestyle, and the transit-oriented redevelopment has made it easier for households without a second vehicle to live here comfortably.
Connectivity is one of Shawnee Slopes’ strongest points. The Fish Creek-Lacombe CTrain station on the Red Line sits on the community’s eastern edge along Macleod Trail, giving residents a direct rail link downtown and driving much of the recent redevelopment. Macleod Trail, James McKevitt Road and nearby Stoney Trail handle vehicle traffic and connect quickly to the wider city and the ring road. This rail access sets Shawnee Slopes apart from the more drive-dependent Fish Creek communities.
Shawnee Slopes has an unusually varied market because of its two housing eras. Established single-family homes near the park attract families and hold value on their lots and park proximity, while the newer condos and townhomes near the CTrain appeal to first-time buyers, investors and downsizers seeking low maintenance and transit access. The redevelopment has increased supply of attached housing, so pricing depends heavily on segment. Current comparable sales within each housing type are the right reference point rather than a single community average.
