Calgary's first golf course community.

Willow Park was established in 1965 around the Willow Park Golf and Country Club, a private championship course that bisects the neighbourhood from west to east. The developer was Keith Construction, whose founder E.V. Keith had a consistent vision: build communities where the lifestyle is as carefully considered as the homes themselves. That same philosophy produced Lake Bonavista just a few years later.

The result was one of Calgary’s most distinctive neighbourhoods. Wide crescents. Mature trees. Generous lots. Homes designed for families who wanted space, privacy, and the daily pleasure of a golf course address. Sixty years later those fundamentals are unchanged, and Willow Park real estate continues to attract buyers who understand what that means.

As a fully built-out neighbourhood with no new supply pipeline, everything that comes to market in Willow Park is resale. That scarcity keeps the market competitive and the fundamentals durable. When a good home becomes available here, it moves fast.

A private golf course in the middle of the neighbourhood.

The Willow Park Golf and Country Club is a private championship course that runs through the heart of the community. Founded in 1965, it is one of Calgary’s most prestigious private clubs, with club membership currently priced at approximately $35,000, with two-year and five-year payment options available. Homes that back directly onto the fairways command a significant premium in the Willow Park real estate market, and for good reason: the combination of privacy, greenspace, and views is genuinely rare in an urban setting.

For buyers who enjoy golf but prefer a public option, Maple Ridge Golf Course sits directly adjacent across Acadia Drive, offering a more accessible alternative with the same beautiful course setting.

Even for residents who do not golf, the club adds something significant to the community: the fairways create green corridors throughout the neighbourhood, which means mature trees, open sightlines, and a sense of space that a typical suburban street cannot replicate.

Southcentre, the CTrain, and Willow Park Village. All within minutes.

Willow Park real estate sits at one of SE Calgary’s most convenient intersections of lifestyle and logistics. Southcentre Mall is located in the southwest corner of the neighbourhood itself, giving residents immediate access to major retail, restaurants, and services without a significant drive. Willow Park Village, a boutique shopping destination with independent stores and dining, adds a more refined local option.

The Anderson CTrain station is walking distance from much of the community, putting downtown Calgary 30 to 40 minutes away by transit. For drivers, Macleod Trail to the west and Deerfoot Trail nearby make the commute straightforward.

The Trico Centre for Family Wellness, a major recreation facility, is close by and offers a wave pool, waterslide, hot tub, steam room, two ice hockey arenas, a gymnasium, indoor running track, fitness studios, and childcare facilities. Fish Creek Provincial Park and the Bow River valley are minutes away for those who want access to nature alongside the urban conveniences.

Executive homes on generous lots. Renovated to a high standard.

Willow Park real estate is dominated by single-family detached homes, primarily bungalows and two-storey properties built in the 1960s and 1970s on wide lots with frontages typically ranging from 60 to 70 feet. The homes were built to an executive standard from the outset, and many have been significantly renovated or completely rebuilt over the decades. The result is a housing stock that combines the space and lot generosity of mid-century construction with the finishes and systems of modern renovation.

The range within Willow Park real estate is meaningful. A dated original bungalow in good condition can be found around $700,000. A modernized showpiece on a premium lot backing the golf course can reach $1.5 million or more. The gap reflects genuine differences in finish level, location within the community, and whether the home has been updated. Tessa understands these distinctions clearly and can advise buyers on what the premium is actually worth.

A small number of townhomes exist along collector roads in the community, offering entry into Willow Park real estate at lower price points without sacrificing access to the neighbourhood’s amenities and character.

Strong schools within reach. Including an arts-centred program that stands apart.

Willow Park is served by several well-regarded schools. Willow Park School offers a CBE arts-centred program, a distinctive option for families with children who have creative interests. Maple Ridge Elementary School feeds into the same corridor, with a science enrichment focus. R.T. Alderman Middle School and Fred Seymour Elementary, now operating as a French Immersion school, round out the public options close to the community.

St. William School provides Catholic education within the community for K to 6. For high school, Dr. E.P. Scarlett High School is highly regarded and offers French Immersion and the International Baccalaureate program. Several respected private schools are within a 15-minute drive.

For families buying in Willow Park real estate, the school options are a genuine asset, particularly for those who value arts, French Immersion, or IB programming.

Transit, trails, and major routes. All close.

Willow Park sits at one of SE Calgary’s most connected locations. Anderson Road to the south and Macleod Trail to the west provide direct access to major arterials. The Anderson CTrain station is walking distance for most of the community, with the Southland station also accessible. Commute time to downtown Calgary by car typically runs 20 to 30 minutes depending on traffic and time of day.

Fish Creek Provincial Park and the Bow River pathway network are nearby for cycling and walking, giving residents access to over 100 kilometres of connected trails from the neighbourhood’s edge.

Families, professionals, and long-time Calgarians who chose well and stayed.

Willow Park real estate attracts a consistent buyer profile: families stepping up from smaller SE or SW Calgary homes who value the school options and neighbourhood character, professionals who appreciate the commute and the golf lifestyle, and empty nesters drawn to the bungalow inventory, Southcentre proximity, and CTrain access.

With 2,282 households and a home ownership rate of approximately 81.8%, Willow Park is an owned community in the truest sense. Residents have chosen to be here and have invested in being here. That shows in the streetscapes, the landscaping, and the way the community maintains itself over decades.

The community association is active and organises regular events and programs. Square dancing classes, seasonal festivals, and community gatherings give the neighbourhood a social fabric that newer communities are still working to build.

What makes Willow Park worth the premium.

Willow Park real estate is not the cheapest option in SE Calgary and it is not trying to be. What it offers is something harder to find: genuine character, a golf course running through the middle of the neighbourhood, schools with distinctive programming, Southcentre Mall at the front door, and a CTrain station within walking distance. That combination, in a fully built-out neighbourhood with no new supply, creates the kind of fundamentals that hold value over time.

Tessa has sold Willow Park homes and knows the pockets within the community that command the strongest premiums. Golf course backing. Quiet crescents. Updated bungalows on original large lots. She also knows when a home is priced correctly and when it is not. If you are considering Willow Park real estate, that conversation is worth having before you start looking at listings.

The market averages 17 days. When something good comes up here, it does not sit. Having Tessa ready to move means you will not miss it.
