Calgary Real Estate Update: Prices Ease and Buyers Gain Choice as Sales Cool in August 2026

Calgary’s housing market continued to settle in August 2026. Residential sales pulled back from last year’s pace, new listings eased, and the total benchmark price slipped slightly year over year. For buyers, the result is more room to negotiate than the city has seen in some time. For sellers, it means pricing and presentation matter more than they did during the frenzied conditions of recent years.

Here is a plain look at what the Calgary Real Estate Board (CREB) reported for August, what it means across the detached, attached, and apartment segments, and how buyers and sellers can read the numbers.

The August Snapshot

There were 1,660 residential sales across the Calgary region in August 2026, down 16.4 per cent from the same month last year. New listings came in at 3,141, a decline of 9.7 per cent, which held the sales-to-new-listings ratio near 53 per cent and kept months of supply close to four months. Inventory sat at 6,509 units, down 2.3 per cent year over year. The total residential benchmark price was $569,800, a modest decline of 1.1 per cent from a year ago.

CREB Chief Economist Ann-Marie Lurie noted that activity has held up better at the higher end of the market than at entry-level price points. While sales have grown in the upper end of the market thanks to improved supply, she said the region has “not seen the same pickup in activity in the lower price ranges, as favourable rental conditions are slowing the transition to ownership.”

Market Segment Breakdown

Detached Homes

Detached homes remained the anchor of the market. Sales eased from a year ago, and the benchmark price held close to last year’s level, with supply sitting just above three months. That is still a relatively tight segment, though buyers now have more options than they did through the peak.

  • Sales: 875 units, down about 12 per cent year over year
  • Benchmark price: $744,300, down 1.1 per cent year over year
  • Months of supply: just over three months

Semi-Detached & Row Housing

The attached segment told a two-part story. Semi-detached prices edged higher on the year, while row and townhouse prices gave back more ground as supply in that segment moved toward four months. Row housing continues to draw buyers looking for a lower entry point than a detached home.

  • Semi-detached benchmark price: $690,500, up 1 per cent year over year
  • Row and townhouse benchmark price: $415,200, down 5.4 per cent year over year
  • Row and townhouse months of supply: close to four months

Apartment Condominiums

Apartment condominiums saw the largest price adjustment. Years of strong new supply have caught up with demand, and inventory in this segment remains elevated, pushing months of supply toward six. This is the part of the market that shifted most clearly in favour of buyers.

  • Benchmark price: $295,400, down 8.2 per cent year over year
  • Months of supply: nearly six months
  • Condition: elevated inventory as new supply continues to come online

Summary for Buyers and Sellers

For buyers, August offered the most breathing room in years. With supply near four months overall and closer to six in the apartment segment, there is more time to compare properties and more room to negotiate on price and terms. Entry-level and condo buyers in particular have real choice, and the recent easing in prices improves affordability at those price points.

For sellers, the market rewards realistic pricing. Detached and semi-detached homes in good condition continue to attract steady interest, but overpricing now leads to longer days on market. Preparing a home well and pricing it to current conditions remains the surest path to a strong result. Where you sit in the market matters: the upper end continues to move, while lower price ranges are more sensitive to competition from rentals.

Every home and neighbourhood is different, and these regional numbers are a starting point rather than the full picture for your street.
