Calgary’s housing market stayed in balanced territory through June 2026, but the story continues to split sharply by property type. Detached homes held firm, with parts of the city reaching record prices, while a growing supply of condominium apartments pushed that segment into clear buyer’s market conditions.

Total residential sales reached 2,197 units, down about 4 percent from the same month last year. The pullback reflects a mix of higher borrowing costs, affordability limits, and buyers taking their time now that there is more to choose from.
Even with softer sales, the citywide sales-to-new-listings ratio held at 56 percent and months of supply sat just above three, keeping the market as a whole in balanced conditions.
“Inventory growth has mostly occurred in high-density homes, resulting in buyer’s market conditions and steep price adjustments for condominium apartments,” notes CREB® Chief Economist Ann-Marie Lurie.
