Calgary Real Estate Update: Market Moves Further Into Balanced Conditions in May 2026

The Calgary housing market continued its transition toward more balanced conditions in May 2026, as rising inventory levels and softer sales activity created a more measured pace across most segments.

While overall conditions are now considered balanced, performance continues to vary significantly by property type. Detached homes remain relatively tight, while apartment-style condos are experiencing more supply and stronger buyer leverage.


The May Snapshot

Total residential sales in May reached 2,162 units, a 16% decrease compared to last year. This slowdown reflects a combination of higher borrowing costs, affordability pressures, and increased choice in the market.

At the same time, new listings eased by 13% year-over-year, but not enough to offset slowing sales activity. As a result, inventory rose to 6,752 units, which is consistent with last year but still about 11% above longer-term trends for May.

The sales-to-new-listings ratio eased to 51%, and months of supply increased across the market, reinforcing the shift toward more balanced conditions overall.

“More supply choice in both the new and resale markets has created a more competitive environment for buyers,” notes CREB® Chief Economist Ann-Marie Lurie. “However, conditions continue to vary significantly depending on property type.”

Semi-Detached & Row Housing

This segment is generally operating in balanced conditions, with performance varying by location and price range.

  • Row and semi-detached homes are seeing moderate inventory gains
  • Months of supply is trending closer to balanced territory
  • Pricing remains relatively stable overall, with some softening in higher-supply areas

Apartment Condominiums

The apartment sector continues to favour buyers, with elevated inventory and slower absorption.

  • Months of Supply: 5+ months
  • Benchmark Price: declining, approximately 9% lower than last year
  • Trend: Downward pressure persists due to higher supply levels

This segment remains the most competitive for sellers, with pricing and presentation playing a critical role in achieving results.
